Studio Rental Terms and Conditions
By reserving Buena Vista Studio, you agree to the following Terms and Conditions. These policies are designed to protect the studio, the building, neighboring tenants, and all individuals using the space while maintaining a safe, professional, and respectful creative environment.
1. Studio Tenancy and Official Booking Channels
Buena Vista Studio officially established tenancy on February 1, 2026, at 1333 Buena Vista St., Suite 205, San Antonio, TX 78207, operating as an independent studio located within the Warehouse 5 building.
All valid reservations must be made directly through Buena Vista Studio using one of the official booking channels:

Or any official booking link associated with and accessed through these platforms.
Any bookings, payments, communications, or arrangements made through other individuals, companies, prior studio operators, or unofficial channels will not be recognized as valid reservations by Buena Vista Studio. Renters are responsible for confirming their reservation through one of the official booking platforms listed above.
2. Relationship with Warehouse 5
Buena Vista Studio and Warehouse 5 operate as separate businesses. While the studio is located within the Warehouse 5 building, renters must treat all shared spaces, building property, common areas, and neighboring tenants with respect.
Professional conduct is expected at all times. Disruptive, unsafe, or disrespectful behavior toward the building, its tenants, or studio property may result in termination of the reservation without refund.
2.1 Partnership Locations and W Studio
Buena Vista Studio may partner with other studios, venues, creative spaces, and businesses, including W Studio, located at 1333 Buena Vista St, Ste 206, San Antonio, TX 78207, to provide additional opportunities, benefits, events, workshops, memberships, or rental experiences for its community.
When a renter, guest, client, or participant utilizes a partner location through a Buena Vista Studio booking, referral, membership benefit, collaborative event, workshop, promotion, or other authorized arrangement, these Terms and Conditions shall apply to the fullest extent permitted by law.
Renters and guests agree to treat all partner locations, furnishings, equipment, décor, and property with the same care and respect required within Buena Vista Studio.
Buena Vista Studio and its partner locations reserve the right to enforce these policies, remove individuals for policy violations, assess cleaning or damage fees, and restrict future access when necessary to protect the property, business operations, or safety of guests.
Partner locations may maintain additional or different rules, restrictions, and operating policies. Renters and guests are responsible for complying with both Buena Vista Studio policies and any rules established by the partner location being utilized.
Buena Vista Studio and W Studio are independently owned and operated businesses. Each business is solely responsible for its own operations, services, employees, contractors, and business activities. Neither business shall be liable for the acts, omissions, obligations, or operations of the other.
3. Liability and Assumption of Risk
Renters assume full responsibility for themselves, their clients, guests, vendors, equipment, and personal property during their reservation.
Buena Vista Studio is not liable for:
Injuries or accidents occurring within the studio or building
Loss, theft, or damage to personal belongings or equipment
Actions of guests, clients, or third-party vendors
All individuals enter and use the premises at their own risk.
4. Security and Video Surveillance
For the safety and security of renters, guests, equipment, and the building, portions of the premises may be monitored by video surveillance.
Surveillance may be present in common areas of the Warehouse 5 building as well as within Buena Vista Studio. These cameras are used strictly for security, safety, and incident documentation purposes.
By entering and using the studio, renters and all guests acknowledge and consent to being recorded while on the premises.
Video recordings may be reviewed if necessary in the event of safety concerns, property damage, policy violations, or disputes related to studio use.
5. Age Requirement and Minors
Studio rentals must be booked by individuals 18 years of age or older.
Minors are welcome in the studio only when supervised by a responsible adult aged 18 or older at all times. The supervising adult assumes full responsibility for the safety, conduct, and actions of any minors present during the reservation.
Failure to provide appropriate supervision may result in termination of the session without refund.
6. Damages, Repairs, and Replacement Costs
Renters are fully responsible for any damage caused to the studio, furnishings, décor, equipment, props, backdrops, walls, floors, mirrors, lighting equipment, or shared building areas during their reservation. Responsibility extends to all guests, clients, vendors, and anyone present during the booking.
If damage occurs:
Repair costs will be billed at the actual cost required to restore the item or space to its original condition
If an item cannot be repaired, full replacement cost will be charged, including shipping, labor, and installation where applicable
A 10% administrative and convenience fee will be added to all repair or replacement charges to cover sourcing, coordination, and processing time
All damage must be reported before the end of the reservation. Failure to report damage promptly may result in additional charges if further deterioration or complications occur.
Charges for damages, cleaning, overtime, or policy violations will be invoiced to the renter and are due upon receipt.
7. Cleaning and Studio Reset Expectations
Your reservation includes time for setup, use, and cleanup. The studio must be returned in the same condition it was found.
This includes:
Removing all trash and personal items
Returning furniture and equipment to the original placement
Cleaning surfaces used for food, makeup, styling, or props
If excessive cleaning is required beyond standard expectations, a $45 cleaning fee will be charged. Additional professional cleaning costs may apply if necessary.
8. Late Arrival and Time Policy
Your booking period includes setup, session time, and cleanup. If you arrive late, your reservation will still conclude at the originally scheduled end time.
Lost time due to late arrival will not be refunded or extended. Additional time is not guaranteed and may incur additional fees if available.
9. Studio Safety, Conduct, and Usage Guidelines
To maintain a safe, respectful, and professional environment:
No open flames, smoke machines, glitter, confetti, or hazardous materials without prior approval
No drilling, nails, adhesives, or alterations to walls or studio structures
Equipment must be used safely and returned to its original placement
Noise levels must remain respectful of neighboring tenants and shared building spaces
Buena Vista Studio reserves the right to terminate a reservation without refund if policies are violated, safety is compromised, or misuse of the space occurs.
Buena Vista Studio also reserves the right to refuse, suspend, or permanently prohibit future rentals if a renter, guest, or associated party fails to act in accordance with studio policies, safety guidelines, building expectations, or professional conduct standards.
10. Cancellation, Rescheduling, and Credits
All studio rental payments are non-refundable, as booking reserves exclusive access to the studio for your scheduled time.
Renters may reschedule their booking with at least 24 hours’ notice prior to their scheduled session. Requests must be submitted before the start of the original booking time.
If a reschedule request is made within 72 hours of the reservation, a studio credit will be issued rather than a direct reschedule. This credit may be applied toward a future booking.

Failure to notify within the required timeframe may result in forfeiture of the booking without refund or credit.
11. Reservation End Time and Overtime Policy
All reservations must conclude at the scheduled end time listed in the booking confirmation.
The booking period includes setup, session time, and cleanup. Renters and all guests must fully vacate the studio by the reservation end time.
Failure to vacate the studio on time may result in an overtime charge billed at the studio’s current hourly rate in 30-minute increments.
If the delay impacts a subsequent booking, additional charges may apply.
Continued disregard for reservation end times may result in suspension or restriction of future booking privileges.
12. Photography and Content Disclaimer
Renters are fully responsible for all photography, video recording, and content created within the studio during their reservation.
All content produced within Buena Vista Studio must comply with applicable laws, platform guidelines, and community standards. Renters are responsible for ensuring that all individuals being photographed or filmed have provided appropriate consent when required.
Buena Vista Studio is not responsible for how images, video, or media created within the space are used, distributed, published, or monetized.
Content that is unlawful, unsafe, discriminatory, exploitative, or otherwise violates applicable regulations or platform standards is strictly prohibited within the studio.
13. Right to Refuse Service
Buena Vista Studio reserves the right to refuse, cancel, or terminate a reservation at its sole discretion if a renter, guest, or associated party engages in behavior that is unsafe, unlawful, disruptive, abusive, or in violation of studio policies, building regulations, or professional conduct standards.
Buena Vista Studio also reserves the right to refuse service to individuals or businesses that have demonstrated unethical, fraudulent, or misleading business practices, including but not limited to misrepresentation, unauthorized use of the studio, misuse of booking platforms, or conduct that could harm the reputation, operations, or integrity of Buena Vista Studio or the Warehouse 5 community.
If a reservation is terminated due to violation of studio policies, unethical conduct, or unsafe behavior, the renter may be required to leave the premises immediately and may forfeit the reservation without refund.
Buena Vista Studio further reserves the right to deny future booking privileges to individuals who fail to comply with studio policies or professional conduct standards.
14. Workshops, Events, and Group Use
Studio reservations may be used for individual creative sessions, client photography, content creation, and mini sessions.
Workshops, classes, styled shoots, networking events, ticketed events, or any organized gathering where a renter charges participants or hosts a group learning experience must receive prior written approval from Buena Vista Studio.
Renters may not resell studio time, advertise the studio as a venue for events, or organize workshops, classes, or group experiences within the space without authorization.
Unauthorized workshops, classes, or events may result in immediate termination of the reservation without refund and may result in additional fees or restriction of future booking privileges.
15. Policy Modifications
Buena Vista Studio reserves the right to update these Terms and Conditions at any time. The most current version of the policies will apply to all active bookings.
16. Agreement to Terms
By completing your booking, you confirm that you have reviewed the Studio Guide and agree to abide by all Buena Vista Studio policies, rental terms, and building expectations.
Updates to This Policy
We may update this Privacy Policy from time to time. Any changes will be reflected on this page with an updated effective date.
