1. About Buena Vista Studio

Buena Vista Studio is a natural light photography studio rental located at 1333 Buena Vista St., Suite 205, San Antonio, TX 78207. It operates within the Warehouse 5 building and began tenancy at this location on February 1, 2026.

Buena Vista Studio is an assumed name of TAKENBYABY LLC. In these Terms, “Buena Vista Studio,” “we,” and “us” refer to TAKENBYABY LLC doing business as Buena Vista Studio.

We offer studio rentals, memberships, equipment, props, backdrops, furnishings, workshops, events, and related services.

2. Acceptance of terms

By completing a reservation, purchasing a membership, or using the studio, you agree to these Terms, the applicable booking policies, and the Studio Guide provided for your reservation.

The person named on the reservation is the primary renter, including when an assistant or another person completes the booking on their behalf. The primary renter is responsible for their clients, guests, assistants, vendors, contractors, children, pets, and anyone else admitted in connection with the reservation.

Separate written agreements may apply to memberships, workshops, events, partnerships, promotions, or specialty rentals. When a separate agreement expressly conflicts with these Terms on a matter specific to that service, the separate agreement controls.

3. Official booking channels

Valid reservations must be completed directly through Buena Vista Studio or an authorized Buena Vista Studio booking link. Our website is buenavistastudiosa.com. Arrangements made through prior studio operators, unrelated individuals or businesses, or unauthorized platforms are not Buena Vista Studio reservations.

4. Website use

Our website is provided for information, reservations, memberships, communication, and related services. Visitors may not misuse it, interfere with its operation, attempt unauthorized access, submit fraudulent information, impersonate another person or business, or use it unlawfully.

We make reasonable efforts to keep pricing, availability, studio features, policies, and services accurate. Availability and offerings may change.

5. Reservations and payments

A reservation is confirmed only after the required booking steps and payment are completed and confirmation is issued. The pricing and terms presented at booking apply to that reservation unless we agree otherwise in writing.

Studio rental payments are nonrefundable except as expressly stated in these Terms or required by law.

6. Cancellation, rescheduling, and studio credits

Rental payments reserve exclusive access to the studio during the selected period and are nonrefundable. A request made more than 72 hours before the reservation may be rescheduled to another available date or time.

A request made between 24 and 72 hours before the reservation will receive a studio credit for a future eligible booking. A request made less than 24 hours before the reservation, or a no-show, is not eligible for a refund, reschedule, or studio credit.

Send requests to hello@buenavistastudiosa.com. Studio credits have no cash value. Any expiration date or restriction will be communicated when the credit is issued. Studio-initiated closures are addressed in Section 26.

7. Rental period, late arrivals, and additional time

Reserved time includes setup, shooting, breakdown, cleanup, and restoring the studio. Arriving late does not extend the reservation or qualify for a refund or credit. Everyone and all belongings must be out of the studio by the scheduled end time.

To extend a booking, contact us before your end time. An approved extension depends on availability and is generally booked as an additional full hour at the applicable rate. An extension is not guaranteed.

Time spent in the studio after the reservation ends without an approved extension is charged at the applicable rental rate in 15-minute increments, rounded up. Additional documented costs caused by disruption to another reservation or studio operations may also apply. Repeated overages may affect future booking privileges.

8. Studio and building access

Studio access is authorized only for the reservation period or under separate membership terms. Any early entry allowance stated in access instructions does not extend the reservation end time. Access codes, keys, credentials, and instructions may not be shared, duplicated, transferred, published, or given to unauthorized people.

Building entry procedures may differ outside normal building hours. Renters and guests must follow the instructions provided for their booking. Before leaving, remove belongings and trash and make sure the studio door is fully closed.

9. Warehouse 5 and shared areas

Buena Vista Studio and Warehouse 5 operate separately. Renters and guests must respect shared spaces, neighboring businesses, building property, tenants, and visitors. Noise and activity must be appropriate for a shared commercial building. Unsafe, destructive, or materially disruptive conduct may result in termination under Section 26.

10. Guests, minors, pets, and capacity

The person booking must be at least 18 years old. Minors are welcome when supervised by a responsible adult. Pets are welcome when supervised; the renter is responsible for cleaning up after them and for damage they cause.

The recommended studio capacity is eight people. No more than six people may be on the cyclorama at one time. The renter is responsible for the conduct and safety of everyone associated with the booking.

11. Equipment, furniture, props, and backdrops

Use studio items only for their intended purposes. Do not remove them without written authorization. Lift furniture and props when moving them; do not drag them across floors or the cyclorama. Return all equipment, furniture, and props to where they were found before the reservation ends.

During seasonal installations, contact us ahead of time for assistance with larger seamless paper rolls when the backdrop support system is in use. A particular item, paper color, prop, or amenity is not guaranteed unless expressly included in the booking.

12. Cyclorama use

No more than six people may be on the cyclorama at once. Do not step on or climb the cyclorama ramp. Do not drag furniture, props, or equipment across its surface. Follow posted footwear and sticky-mat instructions.

The renter is responsible for misuse, excessive scuffing, cleaning, repainting, repair, or restoration caused during the reservation. Ordinary wear is not treated as excessive damage.

13. Cleaning and studio reset

Before the reservation ends, renters must:

• Remove all trash and personal belongings.
• Return furniture, props, and equipment to their original locations.
• Clean surfaces used for food, makeup, styling, or other materials.
• Leave the studio substantially as it was received.

Charges for cleaning beyond normal turnover are listed in Section 15.

14. Damage, repairs, and missing property

The renter is responsible for damage or missing property caused by anyone associated with their reservation. This includes furnishings, equipment, props, backdrops, the cyclorama, walls, floors, mirrors, and building or shared property. Report damage before the reservation ends.

Repair and replacement charges are based on documented costs, including applicable shipping, labor, and installation. The additional fee schedule in Section 15 explains the administrative charge.

15. Additional fee schedule and payment authorization

The 25% administrative fee applies to repair or replacement charges for damaged or missing property. Cleaning, cyclorama, and damage charges may be assessed separately when they cover different work or losses. The same expense will not be charged twice.

16. Safety and prohibited activities

Unless we give prior written approval, the following are prohibited:

• Open flames, smoke machines, glitter, or confetti.
• Hazardous, toxic, combustible, or dangerous materials.
• Drilling, nails, or permanent alterations.
• Adhesives or materials that may damage studio surfaces.
• Unsafe use of equipment, furniture, props, or facilities.
• Illegal activity or unreasonable disruption of neighboring tenants.

We may stop activity that reasonably creates a safety, property, legal, or operational risk.

17. Personal property

Renters and guests are responsible for the items they bring into the studio or building. To the extent permitted by law, Buena Vista Studio is not responsible for belongings that are lost, stolen, misplaced, left behind, or damaged, except to the extent caused by our own negligence or another liability that cannot legally be excluded. Remove all belongings before the reservation ends.

18. Risk and limitation of liability

Studio use involves ordinary risks associated with stands, cables, lighting, furniture, props, equipment movement, and creative activities. Renters must use the space responsibly and supervise the people they bring.

To the fullest extent permitted by law, Buena Vista Studio and TAKENBYABY LLC are not liable for indirect, incidental, special, or consequential damages arising from use of the studio, website, equipment, amenities, or related services. Nothing here limits liability that cannot lawfully be limited.

19. Content created at the studio

Renters are responsible for their photographs, videos, audio, productions, and other content, including permissions, releases, licenses, or consent required for its creation and use. Buena Vista Studio does not claim ownership or copyright in work created by renters or their clients during a reservation. Rights remain with the applicable creator, client, or rights holder under their own agreements.

20. Security cameras and audio recording

Buena Vista Studio uses security cameras inside the studio that record video and audio. Recording supports safety, access control, property protection, reservation time verification, and incident review. Relevant recordings may be shared with law enforcement in connection with an incident or lawful request.

The renter must inform clients, guests, assistants, vendors, and others they bring about video and audio recording before those individuals enter the studio. Do not cover, disconnect, move, or interfere with studio cameras.

Buena Vista Studio does not operate Warehouse 5 common-area cameras and does not represent whether those cameras record audio. Studio cameras are not a substitute for supervision or emergency response.

21. Workshops, events, and group use

Standard bookings may be used for eligible sessions and mini sessions. Workshops, classes, styled shoots, networking events, ticketed events, organized group learning, and activities involving paid participants or organized attendance require prior written approval. Studio time may not be resold or represented as the renter’s own venue rental without authorization.

22. Memberships

Membership pricing, hours, access, bookings, term requirements, deposits, restrictions, and benefits are governed by the terms presented at enrollment and any separate membership agreement. These general Terms apply during studio use unless a membership agreement provides otherwise on a membership-specific matter. Membership access may not be shared or transferred unless expressly authorized.

23. Partner locations

Some programs or benefits may involve independently operated partner spaces or businesses. Participants must follow the partner’s applicable rules and care for its property. A collaboration, referral, or shared benefit does not create a legal partnership, joint venture, employment relationship, or agency relationship unless a written agreement states otherwise.

24. Intellectual property

Unless otherwise stated, Buena Vista Studio branding, website copy, graphics, designs, studio-owned photographs, guides, and original business materials belong to or are licensed to Buena Vista Studio or TAKENBYABY LLC. They may not be reproduced, republished, sold, or commercially used without authorization. This section does not transfer ownership of renter-created work.

25. Third-party services and privacy

Booking, payments, maps, communications, social media, and other functions may use third-party services governed by their own terms and privacy policies. Information collected through our website, booking systems, forms, or communications is handled under our Privacy Policy and applicable law. Please review the Privacy Policy on our website.

26. Studio closures and right to terminate

If unsafe conditions, severe weather, building damage, outages, or another event outside our reasonable control prevents safe studio use, we will assess the situation and offer an appropriate reschedule, studio credit, or refund for the affected reservation.

Consistent with applicable law, we may refuse, cancel, suspend, or end access for unsafe, unlawful, abusive, threatening, fraudulent, destructive, disruptive, or materially policy-violating conduct. A reservation ended because of a material violation may be forfeited without refund to the extent permitted by law. Individuals may be required to leave to protect people, property, or operations.

27. Governing law

These Terms are governed by Texas law. To the extent permitted by law, disputes relating to these Terms or studio use will be handled in the appropriate courts in Bexar County, Texas.

28. Changes to these terms

We may revise these Terms as studio operations, services, policies, or legal requirements change. The date at the top identifies this published version. For an existing reservation or membership, later material changes do not retroactively replace the terms accepted at purchase unless the parties agree or the change is required by law.
